1. Start with a consultation.

You will be able to explore your loan options and learn about the mortgage process in detail at this time. Once you decide on a mortgage type, you can move forward with the application process.

2. Enhance your bargaining power with pre-approval.

At this point in the process, we pre-approve you for a mortgage. You can use the letter of pre-approval we provide to show sellers you are serious. It is also easier to direct your home search once you have the letter, because it gives you an estimate for what you can afford.

3. Turn in your application.

Next, you submit your loan application and provide us with your documents. If you are a traditional employee, you will turn in a W-2 to show us your income. One of our specialties at Financial Home Associates is the work we do with self-employed borrowers, investors, entrepreneurs, and others who cannot tell the full story of their income with a W-2. For these borrowers, we offer an alternative process where you show us bank statements rather than a W-2. It is quick and easy, and will move you through the loan process as smoothly as if you were a regular employee.

4. Relax while we take care of appraisal and underwriting.

Appraisal and underwriting take place next, but these happen on our end. All you need to do is continue shopping around for your dream home.

5. Receive conditional loan approval.

You are now nearing the final stages of the lending process, but you are not quite ready to receive final approval. At this stage, however, you do receive conditional approval and a loan commitment.

6. We submit pending documents.

Pending documents might be required, in which case we will let you know so you can provide them.

7. We issue final approval.

Now you receive final approval on your mortgage from the underwriter.

8. It is time for closing.

The big day is here. You can close and receive the keys to your home. All that is left to do is move in.
